5. ACCESS and SECURITY, USER NAME and PASSWORD.
USER receives a desired username (ID) and password in order to access all of the SERVICES of bulgarianestate4u.com, after carrying out the registration process.
USERS are responsible for maintaining the confidentiality of the received user name, password and shall be fully responsible for all activities, access to which is carried by their USERNAME and PASSWORD.

7. OTHER

bulgarianestate4u.com reserves the right to send to its USERS, system messages related to new SERVICES or changes in conditions and methods of using the current SERVICE.
The CONTENT of all ads appearing on bulgarianestate4u.com as well as all trademarks, to which they apply, liability is borne solely by advertisers.
bulgarianestate4u.com reserves the right to delete USER who creates user name if that is not used for 6 months and there is no active SERVICE, to delete USER’s property listings if the ads are not renewed for 6 months. bulgarianestate4u.com reserves the right to revoke at any time the rights to publish ads, in case of violations of the USER AGREEMENT.
7.1 Rules for posting a property in bulgarianestate4u.com
* Publication of real estate in bulgarianestate4u.com is completely free.
* Any member who wishes to publish a property is required to create a personal account. Each account can only be used by one person. Account registration is free. bulgarianestate4u.com has the right to delete any account that is used by several persons. The introduction of coordinates and other information in place to describe the offer (property description) is not permitted!
* When selling a property through Bulgarian Estate 4U LTD (bulgarianestate4u.com), each USER agrees to pay commission of 3% (but not less than € 700 (Euro)). The commission is due upon signing the preliminary contract of the deal.
* If for one reason or another, the USER/CONSUMER withdraws from the deal after the preliminary contract is signed, the commission will not be returned to the USER.
* It is strictly prohibited publication of non-existent or outdated offers of properties that are not offered for sale or rent, but are faked or with wrong content. USERS/CONSUMERS have the right to list a property only in the relevant category.
* It is prohibited to post offers that do not contain any information additional to standard criteria / region, price, floor, type, etc /, as well as offers containing incomplete information as "excellent, very good, etc., which do not give a specific info of the property.
* When you publish any off-plan property it is required to indicate the date of completion of the property.
* USERS may not include any links to web-sites or graphics, logos with advertising purposes in the offer description or photos in the property offers. All advertisement is arranged in accordance with the advertising rates of bulgarianestate4u.com in places allocated for advertising.
* Measures to offenders:
bulgarianestate4u.com has the right to delete any information, account or offer that violates the above rules.
